As a retired pastor and now as Broker/Owner/Salesperson of At Home Kansas, I want to continue helping people. I have found the key to helping my clients is in offering my extensive experience in investing in real estate, in sharing my expertise in negotiation strategies, and in researching extensively the essential property factors needed by my clients to build wealth and make informed choices in their real estate decisions.
I use the latest in real estate technology. I explore neighborhood dynamics and study market trends so I can share what I learn with my clients to make sure they have all the facts they require regarding their real estate needs.
Since November 2005, I have closed over 340 transaction sides. About one third of those transactions were representing Sellers and two thirds were representing Buyers. I use electronic signing and follow the Kansas Real Estate Commission’s paperless office system for their auditing.
For Sellers, I use the latest in SEO (Search Engine Optimization) to make sure every Buyer looking for a property that has the features of my Sellers’ listings is able to easily find that property. My use of individual property websites and online placement of video walk throughs allows Buyers to fall in love with my listings before they ever schedule a showing. I provide feedback and tracking analysis of property hits, video hits, and buyer hits.
For Buyers, I make use of email alerts of homes within my Buyers’ search criteria so they can be the FIRST to know when a listing hits the market! I set up a self updating website for my Buyers that shows just their property matches so they can mark them as Favorites or Rejects for easier viewing. They love the advantage this gives them over other buyers for the same property!!
For Real Estate Agents, Assistants, and Students, I have mentored several individuals helping them to advance in business, technology, sales, and in real estate service. I am always looking for more people to mentor and train so give me a call if you are interested. I have earned several annual multi-million dollar sales awards but more importantly work very hard to be awarded my Sellers and Buyers’ trust in sending me their referrals which is more than 25% of my real estate closings.
I have completed certification training in CRS, GRI, ePro, ABR, and CFPS which means I have taken multiple graduate level real estate courses which has provided me with the advance training required to be one of the best REALTORS available.
When I am not selling homes, my wife and I usually travel during the winter time since not very many Buyers want to buy a house and attempt to move in with snow on the ground. My wife and I took our 4 adult children, their spouses, and 11 of our present 12 grandchildren to Maui in October 2014. Starting in 2016, we began annual tours where we took one or two of our grandchildren at a time on trips to their destination choices in the 48 continental United States.
