Typically, who is going to win is associated with sports in Lawrence KS but what about this homes for sale competition?

Customer A says I want to buy a house that is a 3 bedroom 1 bath all on 1 level house in Lawrence KS.

Client B says I want to buy a house that is a 3 bedroom 1 bath all on 1 level house in Lawrence KS.

In this competition, there is only 1 house for sale in their price range.  Who is going to win this 1 house?  The customer?  The client?

The answer is Client B.

With only 1 house to choose from, only 1 buyer is going to be able to purchase the house.

Why does Client B win out over Customer A every time with all other things being equal?

In Kansas, there is a real estate law that dictates a client gets preferential treatment over a customer.

In a Kansas real estate transaction, an agent must be fair and honest to all but can only advise his clients.

Everyone starts out as a customer.  The only way to move from being a real estate customer to a real estate client is to sign a buyer agency agreement.

Once you have signed that agreement, you have advantages as a client that customers do not have.
